What does off-plan mean?

It means buying a property before it is finished, sometimes before construction starts. You do not pay the full price up front; you pay in instalments during construction and take the property at handover.

Can I buy from outside the UAE?

Yes. Foreigners who do not live in the UAE may acquire property in Dubai's designated freehold areas; the title deed is issued by the Dubai Land Department. In Abu Dhabi, foreigners may own residential units in designated areas, including Yas Island and Saadiyat.

How much do I need to start?

It depends on the project. For the projects on this site, launch prices started at around AED 1.7 million. The first payment and the instalments depend on the payment plan; we work out the number together, based on your goal.

How do payment plans work?

You make a first payment at reservation, the rest is split into instalments tied to construction stages, and the last part is paid at handover. A "50/50" plan means half of the price is paid until handover and the other half at or after handover. Every project has its own plan.

Does buying property give me residency?

According to the Dubai Land Department, property worth at least AED 2 million and wholly owned by the investor (one or more properties) can support an application for a 10-year renewable Golden Visa. The property may be mortgaged; in that case a letter from the bank is required.

What costs come on top of the price?

In Dubai the largest item is the Dubai Land Department registration fee: 4% of the property value. On top of that come the developer's administrative charges and registration fees. Rates may differ in other emirates.

What happens if the developer does not deliver?

In Dubai, buyers' payments for off-plan units go into an escrow account opened in the name of the project. Under Dubai Law No. 8 of 2007 that account is used only for the construction of that project, and the developer's creditors cannot attach it.

This is a protection, but it does not remove the risk; the developer's delivery record matters too.

Can I sell before handover?

In most projects yes, but only after you have paid a share of the price set by the developer. The share differs from project to project and is written in the sale agreement. We read that clause together before you buy.
